Buying a home as a Pied-à-Terre

If you live abroad and occasionally stay in the Netherlands, you can purchase a so-called Pied-à-Terre—a second home used for longer stays. You can take out a mortgage for this type of property. Are you thinking of renting it out in the meantime? Then you'll need a rental mortgage, which comes with stricter conditions than a regular Pied-à-Terre mortgage.

When applying for a mortgage for a home in the Netherlands, keep the following in mind:

  • You and any co-applicant must have Dutch nationality;
  • You must have sufficient income—most lenders require a minimum annual income of €60,000;
  • You must contribute at least 15% of the property’s market value from your own funds.

Dutch mortgage for a foreign property

If you want to take out a mortgage for a property abroad, a Dutch mortgage is usually not an option. In some cases, increasing your current mortgage might be a solution. Whether this is possible depends on your income and the value of your current home.
